What is a "CMA"?

Asked by John Ohler, Collegeville, PA Wed Aug 1, 2012

A "CMA" is a competitive market analysis. The CMA reports the recent sold activity in your market area. In addition, it may include properties in your market area that are currently listed for sale.

A CMA, or Comparative Market Analysis, is designed to assist real estate professionals in conducting a thorough, in-depth analysis of a property's worth in the market. The CMA can be used to assist either a buyer or a seller of a property.

If you are working with a seller, a CMA can be used to help determine a realistic price range for the property, showing your clients recent, local sales and the selling price of properties similar to theirs.

If you are working with a buyer, a CMA can help determine fair market value for a property when preparing to make an offer on a property.
