What if you are trying to get an appraisal on your home, but there are not any comparable homes in your area?

Your home has been considered one of the best - also, there aren't any comparable sales to boot. Does the fact that your home is great depreciate because other's are not?? Seems so unfair - and wrong.

FIRST ANSWER

Take the land value and then the house cost replacement value using $150 per square foot of living space (furnished space). Also, compare with the town appraisal value as the appraised value should be within 80% of the market value if your town has done a recent revaluation.
