Number one... Price it to Sell! No matter what a real estate does in terms of marketing, if the property is not priced correctly, it will NOT sell.

Select a professional agent that listens to your needs and wants and puts them before their own.

In a slower market like most of the country is facing your home should show as best as possible. A good agent will be able to give you sound advice on how to achieve the maximum result without breaking the bank.

Price, Location and Condition are the most important factors. Always price the house to sell from the start so you don't waste valuable marketing time. Next make sure you have great curb appeal, unless you get buyers in the home it won't sell, declutter and make sure you have great photos. Many internet buyers are basing thier prospective list of homes off the pictures provided, so be sure to have the best photos possible uploaded. Have your agent market your home to you as a prospective buyer and compare yourself to the competition around you. Evaluate the competiiton and price your home to be in the top ten best priced homes for similiar size, condition and area.

A home in a desirable location, priced at or below market value, which is in fantastic condition and well presented will sell quickly .No matter what the market. The agent can spend as much time and money as they want on marketing but an over priced home in poor condition that is poorly staged will not sell quickly.

Pricing for the location, condition and current market is the key. These days, buyers want to move right in without having to do much of anything. Fresh paint, decluttering, some yard work for curb appeal all go a long way. You cannot change your location, price the property accordingly. Current market conditions HAVE to be considered. What the property next door brought last year may have nothing to do with what yours is worth today. What you have to get to buy another property has nothing to do with it. Price the property right, listen to the agent you have hired. You may be a great contractor, or a great doctor, but marketing property is the expertise of the agent. Be sure your agent is full time, has knowledge of all market conditions, and the time to give you full attention. Internet marketing is huge. Don't hire an agent unless they are email and internet proficient. Virtual tours and personal websites are the starting point for most buyers. Most of all, make sure your agent knows that COMMUNICATION is key to a sucessful sale.

I believe that the price is the most important aspect of selling a home. Secondly, location is a very important factor. The home being clean & neat inside and outside is very crucial. No matter what potential a home has, it's looks and smell can be a determining factor. Marketing is important too. If nobody knows its for sale, it doesn't matter what price you have it listed for, it doesn't matter where it's located, and it's not beneficial to have the neatest, cleanest home in town.

Asking price to me is always the number 1 factor.
If it is priced to high to begin with you loose valuable time on the market.
Condition of the home is 2nd.
The home must be comparable to like properties in the neighborhood
in price and condition.
Staging/clutter
If a home has a lot of clutter it is hard for the buyer to visualize their things in the home. If necessary help the seller stage/get rid of the clutter so that the home shows better.

Several factors are involved with a home selling quickly. Of course, location, price, curb appeal, and schools are ALL factors. I think the best thing that can happen to ensure your home sells quickly involves exposure. Over 80% of buyers look on-line to find a home. Make sure you have lots of pictures, plenty of information, and that you house is priced to sell (as opposed to "priced to negotiate"). After those factors are all in order, make sure your listing is on every website you can think of. Your realtor will be a wealth of knowledge when it comes to websites that promote you best for your area.

First and foremost is "price". EVERY house, regardless of condition or location, will sell if it is priced such that buyers see its value. In second place is marketing (buyers can't see the value if they don't know about the house).

Three things will help sell your home quickly. They are:
1 - Price
2 - Location
3 - Staging
The home should be priced right for the area. It also needs to be cleared of clutter and unnecessary items so the buyer can imagine it as their home. If the buyer is able to picture themselves living there, it will help tremendously.

This market has variable we are adjusting to. Location, conditon, demand and pricing is the short answer. However I must caution you that all these can be overcome with an agent who is an expert at marketing. Sometimes we are referred to as lisitng agents. Real Estate is not generally homogeneous which is why pricing becomes important. However a seasoned expert marketing realtor has the right approach no matter the market and property. Most definitely Price and Location. If the sales price on a house is to high, it will sit on the market. When it's reduced, Buyers tend to think the Seller is desperate and they will tend to offer less than the price that was reduced. Also location. If a house is in a bad location or if it's a newer home in an area with older homes - it will tend to sit on the market longer because potential Buyers may think they would also have a hard time selling.

In todays market, the house must be priced correctly. If not, there is plenty of competition out there and people are going to look at homes with similar ammenities and they will usually choose the home with the best price. Price the home within the limits of the homes in your location.

I agree with Carrie's answer however, I would go even further by saying that buyers today want to move into a home without having to spend additional money to upgrade. They want granite, stainless steel, current hard flooring, current paint colors and more. A house can and will sell for more than the market shows as value when these things have been done. And don't forget to change out the hardware and the lighting fixtures. In this market - more is more!

The most influential factors are usually condition and price. Try and put yourself in the buyer's shoes when getting your house ready for sale and things will come much easier for you. A stager works wonders if you have trouble with that.
