What do you do when you live on a nice block that borders much higher and mucher lower comps ?

situated in Haverford between a lower income section of Bryn Mawr and a very monied section of Haverford College
So my house keeps getting thrown in with very modest older homes that are worth so much less.

FIRST ANSWER

It depends on whether or not the home is IN the same section as the homes of either end of the scale. If the home is not in the same section, for instance right across the street, those homes should not be part of the comparisons. It tends to be a difficult situation for the agent, yet if done properly, the home will be accurately priced.

If you build a $350,000 home in a section of $200,000 homes, your home will be worth less than $350,000. I hope this answers your question.
