I usually like to take a virtual tour of the home....
sit with the sellers as you look at other v-tours...then have them see their own home.

I have found that the seller GETS IT..!

You can tell people til you're blue in the face but most think their home is beautiful as it is, cannot visualize it or they automatically think it's too expensive. So I have a sort of cheesy answer for this... I encourage them to watch A&E's Sell This House. The show really says it all in nutshell - in a 30 minute TV format that everyone can understand. I've had several clients thank me for telling them to watch the show... because it opened their eyes.

If more realtors routinely recommended staging to sellers as part of their listing presentation, more sellers would likely consider the service. Often, sellers are looking to the realtor for their expertise/advice on how best to market the house.

Show the benefits of home staging.

There are plenty of benefits. It's one of the most economical ways to sell a property quickly for the highest amount possible. And it's surprising that some sellers are so reluctant to spend a few thousand dollars on staging when they're perfectly willing to drop the price of their home by $20,000 or more.
