What are the top 10 questions everyone should ask their realtor?

Old question but here are my two cents. Open ended questions are to vague, like "what make you better than others", "Why should I hire you". Thats an agents perspective. Understanding knowing which specific questions to ask that relate you your specifics needs is what is important. Everyone needs are different. However, if there is one thing that important that most people fail to ask and depending on the agent is "Disclosure". You need to ask like questions whats going to cost me to do business with you. I hear time and time again some agents not disclosing things upfront like transaction fees,broker fees or who pays commissions and so forth. Other questions like,What are my risks? How am I or my earnest money protected? What are my obligations to the contract. Do I need to be contracted with you as my agent? What is my way out of your agent contract? Can I use my lender ? What are my rights in a transaction? Another key type of question pertains to availability. Do you have limited hours? Can I text you after hours? How quickly do you respond ? These are all just examples. Just find questions that fits your particular needs.

Here are ten questions that will give you a feel for the agents experience and or qualifications.
1. Are You a Full Time Agent?
2. How many years have you been in Real Estate and what is your specialty?
3. Do you have strong internet knowledge and search skills?
4.How long have you lived in Las Vegas?
5. Do you have reviews from past clients I can see on the internet?
6. What makes you stand out from other Realtors.
7.How will you market my home(If Selling) or find the right home if buying?
8.Do you know and work the area my home is in(If Listing) or know and work the areas I am looking to purchase in?
9.What is your close ratio on Short Sales and how many have you successfully completed?
10.Do you have a strong Internet and Social Media presence?
Will you be available to answer my questions as we move forward?

The experience and recomendation of past clients can be invaluable. Ask your friends, family and co-workers to recommend a few agents. In many cases interview several real estate agents before selecting one. These interviews represent a good opportunity to establish the right agent for you, somebody likeable that will click with your needs.
Some questions to ask:
Why are you in this business?
How long are you in this business?
What area do you live?
How many real estate companies do you work for?
What set you apart from other agents?
What marketing plan are you going to use to sell my house or what kind of search will you be using to help me to find the right property for me?
How many real estate website my house will appear?
How many offices and agents your company have?
Can you advertise my house globally?
What work schedule do you have?

4. What has your company sold in my area?
5. Does your Broker control your advertising or do you?
6. On average, when your listings sell, how close is the selling price to the asking price?
7. On average, how long does it take for your listings to sell?
8. How many Buyers are you currently working with?
9. Do you have a reference list of clients I could contact?
10. What happens if I'm not happy with the job you are doing to get my home sold?

The questions differ whether you are selling or buying.
But I suggest you ask if the realtor is a full time professional or a part timer, how long they have been a realtor, have they done at least 12-15 transactions in past year (I did 20 this year), and how successful is the realty company they work for ( we are #1 in Las Vegas valley),

What is the home worth?

Are there any unpaid fees or debt that have caused any liens to be put on the property?

Can we visit the property at different times in the day? Morning, afternoon, evening, night!

Do you work solo or as part of a team? Full time?

Do you have a web presence?

What designations do you hold?

How will you keep me informed about the progress of my transaction? How frequently?

Why should I hire you over your competition?

Can you explain the buying/selling process to me start to finish?

May I see the documents I will have to sign?

What haven't I asked that I need to know?

These are all great questions. I would also add this question:

Do you charge buyers a transaction fee? (These fees are becoming increasingly popular, and can range from $295 to just under $1000! This is important to know at the outset, in my opinion.)

I do not charge my buyers a transaction fee. I think it is simply the cost of doing business.

Since the majority of the visitors on this site are looking for buying
advice, here are some important questions for a prospective buyer's agent.

10. How long have you been in the industry? Every amazing Realtor was new
at one time. A new agent has to practice on someone, but maybe it shouldn't
be you.

9. How long have you lived and worked in this area? A great agent in a new
city may be competent, but will certainly lack knowledge of the location.
Is there anything more important in real estate than location?

8. How many buyer transactions did you personally close last year? Be
careful not to let their answer reflect their team's performance; you want
to know their personal production. Too few and they don't have their finger
on the pulse of the market. Too many and they won't have time to help you
understand important details and possibilities.

7. Will you have CMA's prepared for each home we visit? A "comparative
market analysis" (or comps for short) will give you a good idea of why that
home merits the listing price. If they are not prepared with that
information, they (and you) have no idea where a winning offer would need to

6. What is the best way to reach you and when? With the purchase of any
unique commodity, timing is important. If you can't reach your Realtor when
the perfect home appears, it might be gone before you can move on it. You
shouldn't expect them to work 24/7, but in a time sensitive environment,
banker's hours will probably result in a heartbreak.

5. What will it cost me to work with you? Many Realtors today charge their
buyers a transaction fee at the close of escrow. You'll have to decide if
their level of service warrants an additional fee if it means a successful
close on the home you love.

4. Can I see your references? Everyone has references. If they are from
satisfied clients, your Realtor won't mind sharing them.

3. Can I have copies upfront of the documents I'll be asked to sign later?
You should expect transparency and competence in a professional.

2. What are the reasons I should I buy a home NOW? A generic answer here
could mean that they are ignorant of the larger mechanics of homeownership
beyond searching and showing homes. Market statistics, pricing trends based
on supply and demand, tax advantages, and interest rate impact would all be
acceptable answers.

1. Why should I work with YOU? It can be hard to toot your own horn, but a
professional knows what their value proposition is. Wouldn't you?

Do you have a realtor license would be my first concern!!
Then I would want to know how long he/she has lived in Vegas and how long in real estate.
I would also ask what they would look for in a home if they were renting or purchasing.
