The house has 3 bedrooms 2 baths, an nice office, living room, dining room, casual nook of kitchen, utility room with sink, over sized 2 car garage and nice covered patio. The home has 12ft ceilings with triple crown molding and the master bedroom has a sitting area. Its on 1.2 acres on a small stocked lake and well manicured landscaping.

How quickly your house will sell will all depend on the location of the property, the price that it is marketed at, and how well the property is marketed. It takes more than putting a sign in the yard to get a house sold today. Over 80% of the buyers out there are starting their search on the internet, and you need an aggressive Realtor who specializes in marketing properties to put your home out in front of all the buyer traffic.

Unfortunatley I am not in the area to be able to pull some numbers for you to help answer your question. I am in Harrison county and I know we have about 17 months of inventory on the market here. That means it will take us approximately 17 months to sell all that is in our inventory if we never take another listing. I am sure the same holds true everywhere right now. If you are interested in selling now it can be done but you are going to have to be very competitive in the market. You will need to ask your realtor to show you the homes for sale in your area that are comparable to yours in terms of square footage, amenities,etc. These are the homes a potential buyer will probably look at while looking at yours. You will have to make your home the better value in the eyes of any potential buyers. This might include lowering the price per square footage, providing closing cost assistance, purchasing a buyer's home warranty, etc. These are just a few suggestions and I am sure once you find a realtor, they will have some great ideas to make your house stand out from the rest. Buyers are still out there buying and looking for the best deal on the market.

interview a few agents in your area ask a lot of questions, market your home well, price it well, keep in clean and staged and it will sell.
