What are the real estate rates currently charged by agencies? What if I have my own buyer?

If you mean commissions, they are negotiable. Usually a broker will charge a percentage of the sales price which would cover the commission for both the seller and buyer brokers. Sometimes circumstances call for a flat fee. It depends on the situation. If you have your own buyer and need help getting the transaction to close most brokers would be willing to negotiate the fee according to how much you need the broker to do.

To sell your home real estate agents do charge from 4 to 10%. They are going to charge more on a house that is under $20,000. But there are some very reasonable agents that will do it between 5 and 6%.

Different office may charge 4% - 10% all charges are negotiable.

There is no set commission in Michigan. Although it will depend on the Realtor/Broker you use, the board they belong to, common commissions paid in your area, and the type of "real property" you own.

There is no standard, average, normal or regular commission charged by agencies. Each agent and agency charges a rate that covers the services that they offer, and by law, must be negotiable.

Now, that doesn't mean that each and every agent will negotiate their commission... many won't. But there is no fixed rate. And whether they will adjust the rate they charge, based on whether you bring the buyer to the table, will be up to each individual agent and agency.

Interview several agents and ask them these questions... they'll be more than happy to explain what they charge, and what you get for that fee.
