What are the best times of year typically to list your home for sale. I am in the Mid Cities area of Dallas

Fort Worth. Is March better than April or does tax season have an affect on the market? We had planned to put our home on the market 4/1 but are being told March is the best month. There is very little inventory currently available in the area we are looking to purchase in (Grapevine) and in our immediate neighborhood the comps list only one home for sale (our subdivision). I am wondering should I hold off for a couple of weeks - just so that I have some options when looking for a home to purchase. I am trying to avoid 2 mortgages and don't want to be stuck just settling for something. I have been looking for a home to purchase and not much is available. Any thoughts would be appreciated.

Allot of our listing we start placing on the market after spring break .... also I have seen some GREAT foreclosures in the Grapevine area... I think you would be fine on 4/1.... or 3/15... to place your home on the market... just make sure you have cleaned, packed, staged our home therefore you can sell it faster! In this market sell first. April1 is the best day. Typically the highest number of sales in this area is May/June with another pop in August. You're right though the number of homes for sale in Grapevine and many other cities is very low. It's just very tricky trying to time a buy and sell in this market though. Don't look until you have a contract on your home. It sounds like you have a realtor in mind already, but if you'd like a second opinion we sure would like to see your home.

I guess you could not read ..... it was listed as "typically" - not sure why you have to use a false name and town? I guess your answer should be "answer" enough.

You're absolutely right... do not settle... you will probably regret it. Tax season doesn't affect home sales. Actually sometimes it helps when people get their refund and have a little extra cash to cover the closing costs etc.

If you have narrowed it down to the area of Grapevine you want to be in, it's just a matter of time to wait and see what comes on the market or have your Realtor contact the homeowners by mail or phone call and ask them if they were planning to sell anytime soon... u never know

What if you house sells right away? do you have somewhere you can go until your dream home comes on the market? you can always negotiate possession with the buyers and do a lease-back for a few weeks past closing or months depending on their circumstances.

Historical trends tell us that more homes come on the market in Spring... late March/April, so some buyers may be waiting for your house to get on the market... On the other hand, when it comes to you buying, sellers don't like to have a contingency on the sale of your house...It's a catch 22.

Your answer will be in the market analysis, condition and pricing of your house. I think your Realtor will be the best to answer the question so you can anticipate how fast your house will sell. Your home may have special features that will make it sell to the first buyers that see it!!!! And if you anticipate that it has downsides such as on a busy street, needs updating, it may take longer to sell...
