What are some effective ways to increase the value of your home before selling?

I'd say the 3 easiest and most efficient ways would be to:

1. get rid of the clutter both inside the home and out to show more space. In case you have old boxes full of things, files, clothing, etc., it's a good idea to think of a garage sale, removing stored items to other locations, etc. (Once you sell the property you'd have to take care of that anyway);

2. bring in more natural light in every possible way. Pay attention to window curtains, drapes, cleaning skylights, replacing light bulbs in light fixtures, etc.;

3. emphasize the views by trimming trees, vegetation, removing clutter in front of the windows and balconies.

If the place is vacant it might need some staging as not everyone has creative imagination to see beyond presented reality.

Hi,
The easiest and cheapest way to increase value is - de-cluttering and cleaning EVERYTHING - closets, garages, cabinets, front door...everything. You can increase the value of your home by $2,000 - simply by cleaning and de-cluttering ( de-cluttering is getting rid of all the extra papers, furniture, pictures, and stuff that fills a room up). You can increase the value and get it sold faster, so it's a great deal.

First of all I would take a look at some homes on Trulia in your neighborhood and see what the competition looks like or go to a few open houses. Take a look around your home with someone else and look for things that may not seem obvious to you for example how big does room feel. Storage boxes under a bed can hide some of the things you can't seem to get rid of. Cleanliness can go a long way. Take care of things such as a Ground fault is $25 but I have had people try to ask for up to $500 off the purchase price to replace.

De-clutter everything. Have someone honest come through your home and be brutal with what they think about your house. This may include painting, carpeting, cleaning like crazy, some landscaping. Keep it simple. Work smarter not harder.

Make optimum use of a seller's agent by finding one asap! You will be paying a commission anyway, so why not get the maximum expertise from one! Call several agents and get their opinions about how to proceed to get your maximum profit. Issues like, how many years you have resided there without a pest report or exterior repairs, or under the house inspections are a great place to start. Usually people focus on the interiors and the things that make their home comfortable, rather than making sure the basic bones of the house are cared for! You can usually increase the value, if you move out, and then paint, put all new appliances and updating. If you have to stay there, then start packing and put away everything but your toothbrush! Have an agent help you stage it, which can be done with your own furniture but perhaps simplified to only basic pieces. Go visit some open houses and see what's happening out there! You will get the highest price if you play to the largest audience, and that means to have it repaired so that it will qualify for FHA loans or 3-1/2% down loans. Most buyers want a place they can move into immediately and not have to deal with repairs, and painted in neutral colors with hardwood or laminate flooring, dual pane windows.

Generally you will not get a higher amount but you can get less

Clean your home,
paint
de-clutter

stage if possible

plant flowers, curb appeal

or you will probably NOT GET AVERAGE PRICE

The easiest and cheapest way is to declutter and depersonalize your home. By decluttering, I suggest you take out as much non-essential items and furniture as you possibly can. This includes gutting out your closet until you have only a dozen items hanging and clearing out your kitchen counter-top until there's maybe a set of utensils. Take out extra pieces of furniture, especially those that don't match. By depersonalizing, I mean take out personal items and photos, which should be obvious, and return everything to their intended function, like opening up drapes to let the light in. Have friends come over to help you with a fresh set of eyes.

Doing both, you'll give potential buyers the sense that you've almost out of the home. That makes it so much easier for them to imagine themselves in the home. And, having less furniture and clutter and brightening the home will help make the home seem bigger and in turn, more valuable.

If you're willing to invest a bit of time and money to further increase the value, then cleaning up your yard and planting some fresh flowers can really help increase your curb appeal. It usually doesn't cost much, maybe a few hundred dollars at an home improvement store and a weekend or two.

Increasing the value in your home is not as difficult as most people think, there are a few inexpensive tips that I tell all home sellers.

These are:
- De-clutter, when you are selling your home, it needs to become as 'model home' like as possible. That means, if your closets are completely stuffed with clothes, shoes etc. go through your closets and take out everything you don't plan on wearing for the next 4 months.
- Remove all personal pictures. When a home buyer looks at homes, it is always an awkward experience because they are walking into another persons most personal space. Make your home feel as less personal as you can.
- Sunlight, when selling your home, sunlight is your biggest friend, make sure all blinds are open, and that no furniture is blocking the light.
- If you have extremely personalized tastes, and this is reflected in wallpaper, wall paint, carpets etc. neutralize. Paint is an inexpensive fix and can change a room like nothing else. Again, your home is no longer your personal sanctuary, it is now an asset you are needing to sell. You wouldn't go on a first date having just rolled out of bed and throwing on your closest pair of sweatpants. Treat your home the same way you would/have treated yourself when getting ready to meet a potential partner for the first time.
This leads me to the most effective way to increase value in your home for free, CLEAN. So many times I will take clients into homes that are filled with clutter, that are dirty. No prospective buyer wants to know you ate cereal this morning because you left the dirty bowl in the sink.

Selling your house or condo is a commitment. You have to clean it every single time a prospective buyer comes to see it. De-clutter, neutralize, de-personalize and clean your home. You will be amazed at the responses you will get and an aesthetically pleasing home always brings in higher offers than one that isn't.

You can google "prep home for sale" for some great general ideas, but the best way is to have a local real estate broker come to the house and make honest suggestions based upon your particular situation. As owners, we are far too subjective and emotionally attached, but an independent professional will see the home as a commodity and will try to make suggestions that will maximize the return on your investment. Make all of the improvements before listing the property, because the first 15-30 days that the home is listed are the most active, and it needs to show as well as it possibly can in those first few critical days. A home that sits on the market for a long time is forced to chase the market with price reductions.
