What are some effective ways to increase the value of your home before selling?

Least expensive value increasers are usually centered around landscaping. Take a good look at your property and try to imagine you are a buyer seeing it for the first time. This is sometimes hard for an owner to do, so you may even want to enlist the help of a reliable friend. But you would be surprised the difference that just spots of colorful flowers can make to the general appeal of your home.

Now, if you want to spend a little money you should always focus on the kitchen and baths. And just remember that it is vital that you keep these areas absolutely spotless. Very often when the buyers are a couple you will find that the wife has final say in a purchase.....and nothing will drive a buyer away faster than a messy kitchen or bath. Please try to edit cooking appliances left on counters, they will take away from the look of a spacious countertop. If your cabinets are scuffed spend some time with paint touch up or a bit of Danish Oil on wood cabinets that are dry or faded. And take a good look at the caulking around the sink.....is it old, missing, or discolored? Replacing is a fast and easy process. If your budget allows, consider replacing dated appliances.

Finally, a quick, sost effective fix.......edit everything! Clear cluttered areas to create a more spacious feeling. And remove most, if not all, family photos. Every Realtor will tell you about clients that start examining family photos rather than pay attention to a home.

Best advice is just to take a long hard look at your property as if you were a potential buyer.....with a little bit of honesty you will know the right things to do.

The two most important rooms in the home are the kitchen and the bathroom. Major bathroom-remodeling jobs saw between 88% and 91% of their costs recouped. Beyond major renovations, simply replacing towel racks, light fixtures or the sink can make a major difference to potential buyers.

The following items will improve the look and appeal of your home if completed before listing your home.
a) Clean all blinds/drapes
b) Make sure all lights having working bulbs
c) Organize closets & attic & kitchen cabinets
d) Clean ceiling lights and wall lights
e) Clean out fireplace and place fresh firewood in fireplace
f) Clean all central heat and air vents
g) Clean the refrigerator and stove
h) Wipe all door jams
i) Touch up any walls or trim with fresh paint
j) Clean laundry closet & organize
k) Replace HVAC filters
l) Clean all flooring
m) Freshly mulch all exterior planting beds
n) Clean exterior/interior windows
o) Plant seasonal flowers in all exterior planters & beds
p) Keep lawn and exterior shrubs freshly trimmed at all times
q) Indoor pets??? Consider showings & potential buyers & your pet
r) Make sure all mechanics are operational
