What are some effective ways to increase the value of your home before selling?

Values will be dictated by local market conditions; however simple cosmetics oftentimes do make a property more appealing, thus adding some value; fresh paint, removing any old carpeting and having sparkling clean floors, no bulky furniture therefore removing/rearranging, squeeky clean kitchen, bathroom(s) and windows, no clutter, neat and orderly closets, fresh curtains/blinds, good lighting, spruce up the exterior for curb appeal, etc.

A fresh coat of paint works wonders if warranted. As stated before replace blown bulbs for better lighting. Replace all broken knobs, handles, windows, doors etc. Make sure you clean out all the clutter to make all the rooms feel larger and roomier. Clean the carpets if you have or polish the floors if you have wood floors. Most of these types of repairs you can do yourself and make a small investment in your home to get a larger return on the sale. Remember that this is a buyers market and that prices are lower and there are many homes competing for buyers so work within your budget and only repair what you can reasonably afford. Good Luck

Here are few tips!!
1.Open the draperies, pull up all the shades and let in the sunlight.
2.Create a positive mood. Turn on all ligjhts, day or night and install higher wattage light bulbs to show your home brightly.
3.Remove clutter from each room to visually enlarge them.
4.Replace the carpet if it does not clean up well.
5.Keep your home dusted and vacuumed at all times.
6.Air out your home for one -half hour before showings if possible.
7.Wash all the windows inside and out.
8.MAke the most of your attic's potentioal.
9.Keep the yard mowed and raked at all times
10. Paint all the entrace doors.

Updating the bathroom and the kitchen will add more value to the property. However, decluttering, cleaning, rearranging furniture, some landscaping, performing minor repairs around the house would oftentimes give a potential buyer better perception and appreciation of the value of the property which will ultimately translate into a higher sale price.

1. Clean up & De-clutter including the basement
2. Reduce the bulky, larger pieces of furniture
3. Do all the small repairs, i.e. broken door knobs, loose cabinets, ect.
4. Fresh coat of paint
5. Clean or replace the carpets
6. Landscape the outside; flowers, cut grass & hedges
7. Re-grout bath room tiles
8. Make sure all the light bulbs work, extra lamps where needed
9. Interview & hire the BEST AGENT!

Statistics show that homes sold by real estate agents get an average of 10% more then homes sold by owners. And a good agent will help you implement the above tips in the best way possible.

I agree with alot of the other answers- Buyers appreciate a clean, well maintained home. The key return on investments are the kitchen, bathrooms, flooring and of course newer mechanicals and roofing.

Always best to go through and neutralize the colors of the rooms in the house. Decluttering and minimize the furnitures in the rooms to make them larger is always a plus.

The obvious answers will be update your kitchen as well as your bathroom, but you do not want to sink a lot of unnecessary money into the property that you want to sell. Unbelievably, a good cleaning, also a paint job, neutral or white will bring the property back to life as well as let the buyer vision their new home and increase the value to the buyer.

You must always declutter and clean. The buyer should easily be able to imagine themselves living there with their family. I you have a lot of photos up, best to put most of them away for now.
