What are some effective ways to increase the value of your home before selling?

Begin by taking a tour through your own house. Walk through it as if you were a buyer --- would you want to make an offer on your home? Is there anything that sticks our like a sore thumb that should be addressed? What would you like to see if you were considering purchasing the home?
Some of the easiest and least expensive ways to increase the value of your property can be accomplished with some elbow grease and sweat labor. A fresh coat of paint inside always brightens rooms. Thorough cleaning and de-cluttering also helps the home to feel well cared for. Any handyman type of work that you are aware of should be taken care of.
Your goal will be to make your home look spacious and inviting. If you have massive furniture or too much furniture in a room, move some of it to another room or to storage. Keep window covers open to add natural light. If there are odors consider shampooing the carpet and air fresheners.
Consider 'de-personalizing' your property so that a potential buyer can imagine themselves living in the property.
Curb appeal is extremely important. A buyer is attracted or distracted upon the first impression of a property. The yard should be weeded and trimmed. A few flowering seasonal plants helps with the curb appeal. Extensive remodeling or upgrading can be expensive and the expense is seldom recouped .

Check with a realtor when you are considering listing the home. Realtors can give you tips and ideas on how to make your home appealing to the widest selection of buyers!

Paint: A fairly inexpensive option that you can do yourself. Keep colors very neutral, remember you want to appeal to the widest audience.

Electrical Fixtures: There are very few things that date a home as much as brass chandeliers and 'Hollywood' lights in your bathrooms. Head to your local hardware store and pick up inexpensive brushed nickel replacements.

Carpet: this can be surprisingly inexpensive if you know where to look. If you plan on staying in the home during your marketing period skip this one though. The return plummets once it's been lived on.

Clean: The cheapest and easiest 'fix' is to scrub, scrub, scrub. New buyers don't want to live in or see your filth. Don't forget window tracks, ceiling fan blades, etc.

Paint is the biggest bang for you buck.

KEEP the colors neutral.

Go look at new home models to see what colors are popular today.

Great Question ! Most good agents prefer to work with clients like you ! Get the home ready to sell.
I'll answer by asking you a question: have you ever walked through a Model Home of a favorite Builder? Were you impressed? Model Homes are usually designed to sell homes. And, our own homes usually reflect the way we like to live. So, if you take a few tips from the Home Builders, try and set your own home up like they might showcase their Models. No clutter in closets, garage, patios, etc. Rid your home of that for starters. Then, clean, clean, and, clean some more. Don't give a prospective buyer any reason to "X: your home off their possible buy list. Landscape to the season. Get rid of old furniture, or too big furniture. Borrow good looking stuff if you have to. Make your home as inviting as possible.

Then, most importantly, perhaps. Have an honest, sit-down discussion with a realtor who knows your market about what you most likely can get for your home, bump up that price maybe 10-25 thousand for "wiggle-room", and, start looking for your next home !! Good luck !!

Be careful what you spend as you don't want to put more into it than you need to. I usually bring in someone to stage the home who works with the homeowner to make the home appealing to the largest number of people. Sometimes some fresh paint and rearranging of furniture and accessories is all it takes. Once listed, make sure professional pictures are taken as the quality of the photo shoot is very important. This will help to create a lot more interest. Right now it is a hot market for sellers and as long as it's priced right and shows well, you will sell it pretty quickly.

Depends on how much you want to spend.

1. Fresh coat of paint inside and outside if needed.
2. Remove clutter and tidy up the house, you need to get rid of things you don't want to keep.
3. Clean or change your carpet and flooring.
4. update your baths and of course kitchen, new counter tops and appliances are important.

A couple if items to consider when selling your home is to make some cosmetic improvement. They are relatively inexpensive yet pleasing to the eye which make a good impression with the buyer. Make sure the house is clean and that you rid the house of clutter. You're going to move so take your clutter and pack it up so it's out of the way. If the walls a faded or dirty to the extent they cannot be cleaned a coat of paint will make it look great again. Improving your kitchen and bathrooms is always a good idea, however in the current market you can expect to get from 75 to 125% of your expense depending on the home and material that you use for the remodel.
