What are some effective ways to increase the value of your home before selling?

Make you home move in ready! Call in a professional real estate agent or find a professional stager to come in and work with you on make your home present in the best way possible. Sometimes its only a metter of painting, light staging and packing, completing the repairs and doing the inspections. There are many how to tips on webs sites that will assist you with the project. Create curb appeal for the property, by cleaning up the landscaping, pruning trees, planting flowers, weeding etc. If the exterior paint is dull, fading or peeling, repaint exterior. Paint the interior if it needs it, clean the carpet, and de-clutter personal knick knacks and remove any furntiture the is not needed to give the home more room inside. These are the items that give you the biggest bang for the buck!

Some updates and repairs may increase the value of your home, but you have to be careful, and not over do it.

If you over do it and spend too much money in increasing the value, you will lose money. So sometimes is better to just keep it the way it is, so you can make more profits.

How do you know if you're over updating, or spending too much for what you're going to get in return?

Ask your agent to preview some homes in the area and advice you on some repairs, or updates that will be relevant when it comes to increase the value of your home.

Paint and carpet are both relatively inexpensive items that should be done if needed. Prospective buyers may look at your stained carpets and think its a $5,000 expense where you may be able to replace a room for only $500. A Realtor will help you understand what your market looks like. If most of your competition in your market area has granite countertops, it may be worth spending 2k on the upgrade so that you compete fully in your market. It's different in every market so consult your local professional.

Three excellent answers from Catherine, Tom and Mark. Here is something I learned from managing vacation rentals: de-personalize your home. By that I mean take down family pictures and other items that relate specifically to you. Research (and my personal experience) shows that those things make potential buyers feel they are intruding when they are simply viewing the home. You want to them to feel that the place has the potential to be THEIR home. This may not have the physical improvement value that others have mentioned, but it does go a long way to open a buyer up emotionally to imagine the potential of future happiness in your home. The result should be more offers, and hopefully offers with more $$$.
