What are some effective ways to increase the value of your home before selling?

There are three things you can do to increase the value of your home should you want to sell. The first is clear out 50% of the things you own including rarely used furniture and anything that makes the home yours. For example, collections, and photos. A buyer often will go into a home and try to imagine whether their things will fit or look good. If the home is cluttered or has many distractions, the buyer will not be able to imagine the home as possibly their own and will move on to the next one. The second thing you can do is repair anything that is broken or unsightly. Doors that don't close properly (or stick), broken pool pumps, cracked tiles, dead landscaping, and carpet stains often have buyers heading out the door as fast as they can. The last thing as others have said is "clean until the house shines!" This includes windows. These are low cost ways that make a house feel comfortable and appealing to buyers. Of course, adding a extra bathroom if you want to get more involved in adding value to a one bath multi bedroom home can be a way for the more ambitious.

In the Northeast, laminate countertops and vinyl flooring are considered outdated. Spend a few grand on granite countertops, hardwood or tile flooring, spruce up tired cabinets with Murphy's Oil Soap and modern hardware, and put in Stainless Steel Appliances if your budget allows. You will get it back and shorten the days on market!

1. Sparkle it up - clean thoroughly - pay special attention to the bathrooms and kitchen. Light fixtures, carpets, grout.
2. Trim the landscape, replace dead plants - add some color!
3. Fresh paint (stay neutral).
4. De-clutter and rearrange furnishings to welcome prospective Buyers - purchasing a home is not only a financial decision, but an emotional one, and if they "feel good" you've made a great beginning in getting your home sold.
These are some inexpensive ways to effectively prepare your home for sale.

One of the biggest and least costly things is to make sure it is clean inside and out. No one wants to purchase a home that looks like it has not been cleaned for a very long period of time. If the walls need it then painting also helps. I would love to meet with you and make suggestions based on what your home currently looks like. I have helped others to get their home ready to sale and have obtained an offer in less than 30 days and I would love to do the same for you. Of course I cannot guarantee that it will sell in less than 30 days but I have helped others to do just that.

One thing you will want to keep in mind is that sometimes you can put more money into getting a place fixed up than what you will get back out of it.

That is a fantastic question. One of the newest ways to increase the value of your home is to increase it's energy efficiency. Things such as improved insulation and newer AC unit with programable thermostat can go a long way. For every dollar a home owner can save the value of your home will go up (its one of the items an Appraiser can use to increase value.) Of course things such as updating the home with even simple things as light fixtures and faucets, fresh paint & carpet and great curb appeal may not necessarily increase the value -- but draw a buyer in faster and make a stronger offer. Decluttering and a fresh coat of paint on the interior are the best way s to make your home look more appealing and increase it's desirability on the market. In terms of getting the most bang for your bucket these are the first itmes any Seller should consider.

A cleaner home usually looks more appealing. Make your home look more spacious by getting rid of unnecessary items. Eliminate odors. A fresh coat of paint on the walls can brighten up your home. Put up fresh curtains and blinds. New carpeting, Newer A/C. Remember small updates can yield big financial returns.
