What are buyer's perceptions of FSBO homes?

Today's buyers are flocking to the opportunities where they can save big dollars. It is unfortunately not in the direction of FSBO's at this time. Motivated buyers are hungary for "foreclosure" information and have heard about banks nearly giving property away......

It's not a matter of what today's buyers think of FSBO's as much as it is what do they think about short sales and foreclosures.....

Great question, I'm happy to touch on a few points for you.
Put yourself in the buyers shoes, think of it as wholesale vs. retail:
Buyers realize that when they buy a property through a Realtor that the purchase price includes a brokers fee. Thay are ok with this because of the peace of mind, and convenience a Realtor brings to the table. When buyers buy directly from an owner they expect to pay less, as if they buying at a wholesale price instead of retail. Think of it like buying produce from the fruit stand on the side of the road or buying that same produce from your grocery store. You may know its the same produce, it might even be from the same farm, but if you buy it from the grocery you expect to pay more because they are retail..
The suspects know you are not paying a brokers fee and they want to share in some or all of your savings. no matter what price you ask buyers tend to think they can take advantage of the situation. Essentially you may find yourself doing all the work and they'll be saving all the money.
Another thing to watch for:
From personal experience in selling my old car this past year, when you talk about how great something is like the condition of the car, the build quality ,or how you have never had any problems, buyers get nervous. They tend to feel like you would say anything, whether its true or not just to make the sale. You will find the same thing when you try to sell your house.

FIRST ANSWER

In a nutshell, buyers usually have a positive impression of FSBO's because they think they'll save money. If your home is in good condition and competitively priced, you can do well, but it is a lot of work.
