For Sale By Owners lack access to qualified buyers or a means to qualify buyers.
Buyer’s May Not Trust For Sale By Owners; real estate agents have a legal and ethical obligation to disclosure latent or hidden defects of the home. These defects might be things you might leave out, unintentionally simply because you might not know what to disclose in the first place.
For Sale by Owner’s may lack sufficient Marketing Exposure, improper pricing, and lack of objectivity.
According to the National Association of Realtors, “for sale by owner” properties lose 28% of the price they could have gotten if the owner went with an agent (taking commission into account). USA Today did a study and found they really only lost an average of 21%.
Many agents will avoid showing FSBO listings to their customers and clients.

If you do hire a broker make sure you ask if they co-broke with other real estate companies. Many Brooklyn companies don't co-broke.

FSBO typically doesn't work because most buyers do not like the practice of negotiation, most feel it is an intimidating process; buyers often relate it to buying a car. Representation is a necessity when it comes to the closing process, you need an agent that will be on top of the whole process from start to finish. Once the house goes into contract the most crutial time is from then until close, many deals often get "killed" in that time. This could be failure to provide info to loan officer, information being overlooked, file sitting on a desk ...etc
Pricing the home properly will get you market value and allow the home to sell in a timely matter. Houses often sit on the market for a long time when they are over priced. Buyers don't take those sellers seriously.
Serious buyers often work with agents to alliviate those homes, buyers working with an agent may overlook your home because they work more with homes listed on MLS.
With all the stesses of every day life why make one more, selling/buying your home is stressful enough ; having a Realtor handle most of the load will make the experience less overwhelming and more enjoyable as it should be.
