What about homes in the $400-500K range in Pine Creek- is the mkt slow or is my price too high? I'm not

If you don't get many showings, it could indicate that the price is too high or that there are not enough buyers in your price range. In Colorado Springs the market for properties priced over $400,000 is slow. Only about 11% of all homes sold in Colorado Springs are sold over $400,000. To sell a home fast you need to find out the inventory in your area as well as information on your competition. That way you can price the home right. We find that most homes when priced right still sell within 90 days at more than 96% of the asking price. A licensed real estate broker can help you determine the right price range to be in as well as the directtion of the market your area faces. If you need help with that, I'd be happy to assist you.

The price may be fine depending on the comps in your neighborhood. If you're comparible by most measures you may want to consider a home staging consultation before simply lowering your price. Buyers make decisions based on the feel they get from the home and how it shows. Buyers can't necessarily visualize a space if its too personal to the seller.

Homes are selling in Pine Creek, but some are selling faster than others. Can be due to price or something else. If you're getting lookers then it would indicate the price may not be the issue.

Hi,
Briargate and Pine Creek in particular have been moving well despite the rest of the market slowing. Based on how your home is priced and shows, it will either help sell someone elses home, or theirs will help sell yours. If you have a broker, identify your competition and take a couple of hours to view them. Nothing is better to get a handle on price and/or condition. If you don't have a broker I would be happy to help.

FIRST ANSWER

are you selling FSBO? if not, have your agent do a new CMA and see what other things are selling for in the area. Then, it becomes an issue of how bad you want or need to sell and perhaps dropping the price. But....you're definitely not alone with few showings. We're all experiencing the same frustration. I'm only getting 2 or 3 showings a week on my best listing right now.
