What Is The Best Approach To Getting Buyers To See Your Home?

I live in Caseyville, IL (10 min from St. Louis.) Two weeks ago, I put my home on the market. I have not had any one visit my home. I live on the outskirts of Caseyville, almost Fairview. I love my home and especially the location. (I am moving so that my son can go to public school with all of his friends.) I don't understand why anyone hasn't contacted my realtor. I have my home on the internet , arrows at both ends of my road (157 and 159), yard sign, I typed letters and hand delivered them to neighbors hoping they knew someone who might be interested, and I even put a few flyers up (Scott Air Force Base, Schnucks, Local Credit Union, etc .) I have a really nice 1518 sqft home built in 1991. It isn't comparable to the homes on the golf course, but it really is nice. Should I offer $500 or $1000 cash incentive to area realtors, to whoever can sell my home? Will that help move it? I believe I am asking a really good price for my home. My realtor says $135,000 is ballpark. Any Advise?

Are the photographs inside the home, professional looking wide angle and well-lighted? If not pay for a pro to come in and shoot it.
I bet people have looked at your home and you just do not know it because people are saving gas and time looking at pictures of homes on line until they see a perfect one.....

I have my home prices $20,000 Less than it appraised for. It appraised a few weeks ago at $155,000. And I am in a 3 month contract with my realtor. Thanks everyone for your advise. I appreciate it!

The rule of thumb is 10-12 showings or one offer in the first 14 days or price reduction is in order. MLS Statistics show that homes that sell in the first 30 days sell closest to asking price. So your goal is to enter sell your in the next two weeks.

I suggest looking at the 10-12 homes with which you are competing. How many homes have sold in the last four weeks? Any like yours?
The link below shows that homes are selling. So my rule is that if another home like yours enters escrow, what do I need to do to help my help sell?

In this economy, slightly under-pricing a listing is probably the best way to get activity. You will get market price if you list the prove for slightly under market. OTOH< over-priced homes do not sell.

Go out and look at your competition and compare it to yours. Watch them. If they sell before you do, then chances are a price reduction is in order.

I am a Realtor in the Cleveland, Oh area and home sales are very depressed in this area right now so maybe I can give you a couple of ideas to help you get interest in your property. First of all I believe that the most important issue in today’s market is price. I always tell my sellers they have to be best priced in their area, and in their price range. Only the very top tier homes are getting shown and sold. Second pictures are very important. Make sure that you use as many as possible and that they are near perfect.


After you are sure the above are completed 100% then the final check begins. Check with your real estate agent and see what sources he uses to promote your property. Is he using the MLS, Blogs, Trulia, Zillow, his own personal internet site, Facebook, or tweeter? In today’s real estate market you have to get the most people possible viewing your property. This can only happen with many multi internet connections. The last figure I say stated that 87% of all current buyers look on the internet before they purchase. Once you have established that your have a very strong web presence and have the best price for your area you will start getting results.

The best way to understand this is to put yourself in the shoes of a buyer. The very first thing you would do is determine your budget.

With this said, it is clear to see the improtance of pricing because it is the very first consideration for the vast majority of today's buyers.

From our vantage point the second most important approach would be visibility. The more people that know about the property and what it has to offer the greater the chances of selling it.

FIRST ANSWER

Hi Stephanie, I think you and your Realtor are doing just about anything that is possible to be done as far as I can tell from your description. Your Realtor possibly has posted your listing on various websites, possibly is also sending out flyers to area Realtors and does reverse prospecting on your behalf and you are not telling anything about Sunday open houses or Broker open houses for Brokers/Agents to tour your home, but then I do not know your area, your Realtor will know better whether Agents actually tour in your area or not.

I know of some areas in my area of expertise where Agents tour all the time, every week and then other suburbs where they do not.... So your Realtor will have to make that judgment call.

All I can say at this time is that this is just a very difficult market for sellers, lots of competing homes, not enough buyers either even wanting to buy, or cannot get a loan, or are afraid to lose their jobs, and they have a lot of properties to select. Your Realtor possibly can tell you how many properties have sold recently and how many are offered on the market in your area and surrounding areas in your size and price of property, and that can tell you a little bit how much inventory is on the market and how long it could possibly take for properties to sell within the next months.....

If your property is only 2 weeks on the market, just imagine that some other sellers have had their property on the market for 8 months, some for more than a year and more these days. I am not saying yours will stay that long, but let your Realtor explain to you how many months of inventory is in your town and the surrounding area, as buyers look here and there.

I wish you good luck and give it some time, I know it is difficult to be patient, but in this market we all need more patience than a few years back.

Additional incentives to the agent who brings the buyer are helpful, but at the end it will be the buyer who will decide which home to buy, and Realtors should show all properties to their buyers without influence of add. incentives to them! Discuss this with your Realtor, may be assisting the buyer with closing costs may help,
and the 8000 $ tax incentive for first time home buyers should help .....
