I know 6 months seems like a long time to you, but in today's market, we see them take that long and much more. Since you are represented by a REALTOR, we cannot get into any specifics with you, especially those of us here in your general area. And since we don't know your motivation to sell, it's hard to guess what to advise anyway.

If you want to sell, now is definitely a good time, as the incentives for buyers to get off the fence are getting better. But if you aren't really that motivated, waiting is an option. The market will improve, but we can't really know when. It could be later this year, but probably not that much. Most experts expect a good turn-around sometime in 2010.

Waiting doesn't mean you'll make a better deal on what you want to buy, though, as those prices will be higher, too, and interest rates will surely be higher, as they are now at near historical lows.

If you can stick it out, since you already have 6 months invested into the process, it might just make sense to stick it out a little while longer.

This next statement is not a recommendation, just a statement of fact. If the real estate agent/broker you have been working with has not satisfied your needs or is not a good fit for you, you have no obligation to renew your contract with him/her/them. There are many, many more agents out there who would be glad to do the best job for you that they can. Ask around for recommendations of agents who have done a good job for others, interview them, and pick one who makes sense to you.

Please know that price is usually the reason a house does not sell - that, and location. And price will overcome location problems, if it is low enough.

I see you have gone from $329,000 to $285,000...that's substantial.
Was that a one-time hit or did you reduce it in small increments?
How long has it been since you reduced your price?

Unfortunately homes don't sell for many reasons. The only way to make your house attractive to a buyer is to find out why it hasn't sold and remedy that situation. Some of the common reasons are location, price and condition. But the reasons can be a lot more subjective also -- functional obsolescence, dated decor, unconventional layout, lack of sunlight, too many small rooms and not enough large ones -- and on and on. If you have had showings and are getting honest feedback, you may be hearing some of those things. Maybe a fresh set of eyes to give you good, HONEST, professional advice is all you need. This is not the forum for someone to give specific advice about your property since you are currently represented by a Realtor. None of this is rocket science, you just need to get to the bottom of what you are hearing and correct the issues.

Hello Cdocwilliams,

That is one beautiful area of PA!! I always liked it a lot. Unfortunately as you already know it is not that far from York and Gettysburg, but it is definitely rural! Don't get me wrong as I LOVE rural living and am there now!! With all of the hoopla today about energy prices, commuting, etc., etc., it seems rural properties just do not move that fast as compared to the "Reach out and touch me" developments sprouting up in/near cities.

I am not sure of your reasons for wanting to move but you need to find a RE expert who can think "outside the book". By that I mean one that can think beyond their text book training. Additionally I would look for a RE person who deals with vacation/second home sales, corporate relocations, etc., etc. PA is getting hit hard economically just like every other state. I would bet that York and Gettysburg has stagnated growth of its industries and employers like everywhere else, including here in Dallas although people are being told different. As a result many people are staying put or buying closer to the cities.

There are still a lot of people relocating with their companies and that is a very good area to explore. You have a beautiful home and land that is appealing to the executive crowd, well paid tech crowd, medical professionals, etc. that are still on the move and relocating. Some companies even buy homes like yours to temporarily house executives on assignments. It would also make an exceptional vacation home for those that like PA and have the money to spend. You've staged your home and pre-inspected it. Now you need a RE professional to take the home well beyond the York/Gettysburg area and go after clients described above.

Other potential options are trading homes as this has become a big thing lately. If you can't sell it then trade it! You can speak to leasing companies who deal with corporate leasing of homes, etc., etc. Again that is where a RE Agent who can "think outside the book" can help you.

I mostly agree with Bill. He is absolutely correct, you have no chance if it is not listed. However; maybe you should sit down and reevaluate your motive for selling. If your motive is based on the need to move then its time to get agressive with the pricing. If your move is based on desire then maybe this isn' t the time for you.

Whatever you decide, it has to be the best thing for you and your family.

FIRST ANSWER

Giving up solves nothing...with the current incentives, we are telling sellers this IS the time to have you home on the market. When the buyers show up, if your home is listed for stand a chance. If it's not listed......you're out of luck.

Keep it on the market...............
