Do not count on the market evaluation from last year..... Get a new one, also get a market overview that shows you what you are currently competing with, i.e. what is currently on the market similar to your home and at what list price.... Prices have dropped just about everywhere, have a fresh look at the market and at your neighborhood specifically to determine your new list price and the potential negotiation % that will come into play once you are negotiation an offer with a buyer!
