Hi Galabell,
When you meet with Realtors in your area, they will let you know what percentage commission they will charge and yes commissions are not set in stone, they are negotiable....
More important than the exact commission amount is how your rapport is with the agent, your trust, how straightforward he/she is with you about the value of your current home in today's market, based on recent similar home sales (adjusted to the upgrades or lack thereof of your home) and letting you know about those homes that are currently on the market, representing your competion.
When talking with your agent, you should feel that he/she is experienced, offers you good insight into the Hendersonville market and let's you know ahead of time, what kind of advertising and marketing they will do in order to promote showings of your home, and consequently leading to offers!
And just a little insight for you.... When you sign the listing agreement with your listing agent/Brokerage for a certain fixed % of sale price as commission, you must understand that this percentage is split several ways, and your listing agent does NOT get the entire amount!
At least in most cases the commission gets split between the brokerage of the listing agent and the brokerage of the buyers agent (the agent who brings the buyer who signs the contract), and after that
each agent with his/her own brokerage company has another split of commission... I thought this may just explain it a little, although since you are a home buyer you may know about that already.
I suggest you have a Realtor or two come to your property, give you a market evaluation and at that occasion you can ask all your questions, including the commission...
Good luck to you!

Commissions are Negotiable...period
." There are some companies that offer less but you do get what you pay for. When you reduce commission, you reduce your services and many agents can get you much more than you could get on your own."
That is an opinion and not a fact....You get what you pay for is a cliche that most people know is NOT always TRUE.....You don't always get what you pay for is a FACT....
Agents sell Services and Agents compete for Business, many offer their Services for less that 6% because they are competing for Business..It's called competition....It exist in all Professions that sell Services.
Because an Agent reduces their Commission does not mean they have reduced their services nor does it mean they are in any way an inferior Agent just as Charging more does not mean you are a better Agent or provide better Services.
Shop around, you are the one Hiring Services and this is an important Decision (Choosing an Agent)
Ask questions, discuss the Commission and interview as many Agents as possible to find the one you feel will best help you attain your goals..
Remember paying more does not mean the Agent is better anymore than paying less means they are worse..Find a few good Agents then discuss Commission with them...Negotiate.
Good luck, Dunes
The joy as a consumer is there is no set commission rate anywhere in America. It's a private negotiation between the seller and the agent. Your best bet is going to be to interview as many REALTORS as you'd like, then see whose service and price meet your expectations and budget.
If you're looking in Hendersonville, I'd suggest Kathy Hannah (Century 21), Cheryl Bretz (Keller Williams) and Cindy Sample (Coldwell Banker Lakeside). They are all amazing agents who will be honest and knowledgeable. Let me know if you need me to connect you with them.
