We would like to sell our home as commercial property.

We actually have 2 small houses (my mom lives in the smaller one) on a fourth of an acre that reaches from one road (fairly busy road) to a back road. I don't think we would get much money for the houses, so that's why I'm hoping someone may be interested in this property as a commercial property. There is a church right next door, and a cell phone tower on the other side of us. This stretch of road is long overdue for a restaurant and is right on the way (the only road from the east) to a wonderful resort area--Lake Lure. What would be our first steps toward selling this property as commercial land? Thanks!

From what you have indicated, the property is located in the county and not in city/town limits. What many folks on this forum may not knwo is that the count of Rutherford does not have zoning - period. We are a typcal rural community but have no zoning in place outside of city limits. Hi, Terri

The first step I can tell you is to go to your city planning and zoning office. At the office, they should be able to tell you what the current zoning is of the property and if it is not commerical, what the steps are to apply for a re-zone if possible. If the property falls in the county, do the same. The county should have their own planning and zoning department to help out as well. Good Luck!

Well you first have to find out what the zoning is in your area. You may need a Variance which may require a site plan.
