We would like to sell our 1 bedroom coop in Kew Gardens. After several building improvements over the last two years, our building's reserve

fund is not as large as those of other nearby buildings. Also, there's a pending lawsuit against the coop.

Will anyone be interested in buying our unit?

Yes, there will be buyers interested in your unit. Reserves and pending lawsuits influence a buyer's choice, as well as location, condition, updates, size, and price. An additional factor is how well your property is marketed to buyers. How extensive is the internet exposure, how extensive is the print exposure. The greater the number of potential buyers that view your unit, the greater the possiblity to find the person ready, willing, and able to purchase your unit at the best price possible.

It will be a matter of an individual's choice--if you need to sell, no reason not to list it on the market soon. Be aware of recntly sold similar units in the immediate area, review the data and make a determination as to a fair price--keep in mind that in today's market, pricing and marketing that maximizes your exposure are paramount.

Hi Panda- you can see that there are many 1 bedroom units for sale at the moment. Yours will have to compete and be a better buy than most. Kew Gardens happens to be a very hot selling area....very convenient to transportation, shopping etc.etc..

Since June 2009 to present-
33 1 bedroom units have sold between $120,000-$242,000
15 1 bedroom units are under contract
76 1 bedroom units available between 124,500-$245,000
