We would like to sell a 2/2.5 two story condo to move in June 2010. How soon should we put it up for sale?

Hi Felicitysmom, it depends on the average time on market in your neighborhood, the condition of the property and the amount that you want to put it on the market for. If your condo neighborhood has a sales absortion rate of 1 sale every two months and you are able to place your home on the market as the best looking, best priced home - then your home 'should' sell in a few months. The rate of absortion is going to change from now till June. I would at least talk with an agent now and find out if you are looking at an average rate of 2-3 months or 6-9 months. Since you are planning to move in June, I would suggest you meet with a Realtor soon to set up a plan for the selling of your condo. Once the Realtor sees your property, she could give you what you should do to get the properties ready to sell. She could ascertain what timeframe would be needed to accomplish your time line of selling. A market absorption should be completed to give you a more accurate picture of the market.
