The fact is, the buyers that are SERIOUS are looking to buy NOW. The home credit was expanded to include previous homeowners as well as first time buyers and will end April 30th 2010.
Typically takes 3 mos to find a home and 6-10 mos to sell.
Bottom line is, if you wait you lose.

Hi Monika, I live in Skokie & do business in the area, so I am very familiar with the ups and downs in our particular market. Since you have said that you want to put your house for sale in the spring, I would strongly recommend that your home should be listed between Feb 15-March1 to take best advantage of the spring market. We are in a very challenging market and houses that are in best condition for the best price are the ones that are selling the fastest. If your house needs sprucing up, it should be finished before it is listed. And the marketing of your home is critical to selling it in the shortest amount of time. Usually the spring market starts as soon as the holidays are over and after the Superbowl. I know that sounds strange but it's true. Once I showed a house to the wife on Superbowl Sunday in the morning. The husband wanted nothing to do with it until Monday. Even when I called the listing agent to show it she was shocked. She didn't expect any calls on it until after the game was over.
If this is a second home and it's ready to go, I'd put it on now. Sellers that have their home on the market from now until the end of the year are usually more serious sellers. Same goes for buyers looking now until the end of the year. They usually are more serious buyers. In the spring time you tend to get more looky loos then you will now.
If you are moving from Skokie to Arlington Heights and are waiting until the spring to sell, keep in mind that there may be more inventory come Spring then there is now. Buyer and Seller activity is higher in Spring and so is the competition.
Best contact an real estate agent you can pull a 3 year history search of homes in that area for detail information.
