have a 1896 sq ft, 3 bed, 2 bath but we don't have a garage. Wondering how much that will impact our market value. We live in the country on 25 acres in upstate NY (Albany area) so we have plenty of parking. Will we see a return if we add the garage or would we be ok without it? Thanks!

Hi - I have friends who live in Johnsonville and their kids go to Hoosic Valley - what a great place to live!

Of course the big question is, would you like to have a garage? I always tell people who are thinking of making some changes to a home but plan on staying there for a while before putting it on the market - will you get value from the change before you sell?

I would be more then happy to show you a comparison of properties that have sold recently in the area with and without garages so we can ascertain how much adding a garage would add as far as value. However, I know there are a lot of people in that area that have "big boy toys" such as snowmobiles and off road motorcycles/atvs. They might appreciate having a place to store them.

I believe you will eliminate some buyers if you sell without a garage. Buyers have certain "necessities" in mind when they go to purchase a home, and a garage is expected (as much as a bathroom would be.)

I listed a home with a very small, garage and both the men and women commented on how inconvenient that was. But again, there is the question of return on investment. No I don't think you can charge "more" for your home because it has a gargage, however, you will get buyers to consider your home if you have one.

Having no garage may cut into your market (those who will not buy without one). You may consider (if you have the room) a carport...which should be much cheaper, but a safe haven for the car during the winter.

I do not recommend making such a big investment as adding a garage. Your return will not be enough to cover your investment.
