Do not concern yourself as much with commission as advertising. If you hire a Realtor based on commission you may get what you pay for. Look for someone who is going to get this listing into the mls as well as on the web. most people are looking online and have already viewed what they wish to look at before calling the number on the sign. They are shopping for property in there PJs with coffee in hand in the quite of there home. This is key. You need a web smart Realtor .... This land should be avalible to people across the USA!!! You never know where your buyer may come from. So when asking Realtors questions be sure they will do there job and get it out to the viewing public. It takes more then the MLS and a sign.

You have already received good answers to the first part of your inquiry. Now for the second part-- real estate is very much a LOCAL business, and I see that you were searching in Butler. IS that where your land is located? Someone from 3 or 4 counties away will probably not be the best marketer. You need a Realtor who is very familiar with the COunty where your land is located, whether or not they actually live there. If it is an area of vacation homes, perhaps you will want to contact a Realtor in the neighboring city, where those potential vacation buyers live and work.
Do you have acquaintances, family or friends who live in that area? WHo do they reccommend.? Or go to my website below for some helpful articles or to contact me directly about a top-notch agent for that area.

Of course everything is negoitable, always remember that. It is most important that you have a high level of confidence in the agent/company you choose. Ask others for recommendations. Ask perspective agents what their service costs and what they do to promote sales for that fee.. Perhaps the right approach is what would I pay to get the job done?
Christine the commissions like everything else in real estate is negotiable. Now with that said some large firms have guidelines for their agents. We typically have several guidelines with it being 5% to 6% to 10% depending on the property and location. Just remember inteview you selling agents for the position and everything is negotiable. It is actually againest the law to say commissions are set.
