Don't give potential buyers any reasons to reduce your asking price. Buyers tend to inflate the cost of any repair by as much as 3 times the original cost. So if the carpet will cost $200 to replace a buyer would reduce your offer by $600. It may not seem like much, but when you start adding other defects those $600 could easily turn into $10,000.
My suggestion, is that you replace the carpet, paint and declutter.

I would put in a new carpet. A nice nuetral carpet, a fresh coat of paint, and decluttering your closets and counter tops will make a world of difference. A few plants around the front of the house for color and fresh mulch works well to intice a buyer into the home. Good Luck!

We recommend the Seller replace the carpet before going on the market so the home can looks its best. Something neutral instead of extreme, so it appeals to the most buyers. Many buyers have a hard time "imagining" what a home might look like. Having it look fresh and clean can only help with the slae of your home.
When selling your home, you always want the property to look its best. Most buyers have a difficult time visualizing what a home may look like when they are confronted with stained carpet or even exotic decorations or "loud" colors on the wall. I believe that making your home shine is the most important thing to do when you are putting it on the market. Also, if you advertise a "carpet allowance" up front, buyers already have a negative impression of your house even before they set foot in it.
New Carpet.
It's about the best bang for the buck that you can get. No matter where you live, your house not only has to be priced right (typically slightly below market), it needs to show as good as it possibly can.
Don't hesitate to use a staging consultant even. For a couple of hundred bucks, they can work with what you already have to make your house show beautifully.
