Our model seems to be listed in the 270-279K range. What would it have to be priced at to actually sell? There are no comps for the last six months.
I know you don't want the hassel of renting.....but my husband and I would be mroe than happy to rent there! if it's still available....

I have shown quite a few of the units in Town Center, and around Highlands Ranch. It is all about the price, especially now. It is a buyers market and that is what clients are looking for. The best property for the best price. It is a great complex with great amenities. I also believe in open houses to get them in the door. Of course it all depends on your financial strategy. If you need to sell then price accordingly. If you don't need to sell but want to move on, then maybe consider renting, but I would really suggest that you use a management company to avoid headaches. Interview a few Realtors and get their take on it. The Coldwell Banker Office is just across Highlands Ranch Blvd. I am an agent there.
Kate, sounds like you have a plan :). It does put you in a much favorable position as most are priced higher. I am impressed that you have gone and looked at others units! That is really great. (I was going to mention that). Most of the units for sale there are the 2 bed 3 bath, and a couple of those are under contract right now (the ones with higher square feet), will be interesting to see where they sell at. Pricing a home at the lower end of the spectrum should certainly generate more traffic for your unit. Also, the homes that are selling (whether residential or condos) are mostly in amazing showing condition - clean and sparkling. It is really helpful.

Yes we are in the Brownstone's we have looked at several of the properties on the market and seem to be in the middle as far as condition and upgrades. While we don't have to sell neither of us want to deal with the hasle of renting. We were thinking of pricing around 260K which would be about 8K less then the next lowest property on the market. Would this be enough to get traffic into the unit and perhaps get an offer in? That should price us at about $157 per square foot, which seems much more reasonable then what the other units are priced at. Clearly the market won't support 275K.
You are right there are quite a few condos on the market in Town Center. And the market is not really good for condo sales in Highlands Ranch. And there are a few short sales/foreclosures in the mix as well (at a lower price). Without knowing your situation and the exact location and condition of the condo (are you at Brownstones?) we'd have to estimate your price + it's really up to you how much you'd be willing to take. Do you have to sell? or could you wait awhile, maybe rent it? There are a few units on the market around $165 per square foot - that is on the lower end. A few units are also under contract (again depends on exactly where in the Town Center you are located).
Kate, I can understand your frustration as a prospective seller to see that nothing else is selling. It would appear that it may be price but it could be a number of other factors. Have you decided to sell at this point for certain? If so it sounds like there may be a basis for a discussion to evaluate your timing.
