advice out there to help make the home appeal trump the interstate?? Thanks
Kristi:
Although you are located near the interstate, that might not necessarily be the problem. This is a tough market. There is alot of homes for buyers to choose from. Your home has to have that "wow" factor. When they go in for a look, they cannot resist it. They don't care where it is located! Of course price is a big factor. If you feel there is no other way to upgrade your home, then just keep reducing the price. Good luck to you!

Every home will sell at the right price.
I would ask your Realtor to provide you with an estimate of seller's net proceeds and look really hard at pricing. In most cases a property will rarely sell for less than market value if it is marketed correctly. It is better to slightly UNDER PRICE your property, so it will sell more quickly, create more buyer interest, and perhaps you can get a couple of buyers to bid against each other.
Overpricing a home will lead to a lower net figure, particularly if it begins to accumulate a lot of market time.
Hi Kristi,
Linda makes a good point. Make sure that your home is properly staged, decluttered and has the best curb appeal appearance that is possible. Have your home stand out among the rest. Location is always key. it depends on how close that you are to the interestate, is it property fenced or nicely landscaped and really how muck of a factor is the intersate. Unfortunately, price may be a detrerring factor to the interstate but there may also be buyers who do not mind the closeness.
Good luck on your sale!

Unfortunately, you can't change location. Make sure your house appears updated and move in ready and is priced right (that is, remove any other potential objections from a buyer). It may take longer to get a buyer, but eventually someone will be willing to overlook the highway or even see it as a positive if it reduces their commute time! Good luck.
