dropped the price $5,000, but even our realtor feels that the price is comparable. Is this normal or do you have any other suggestions?

I understand your frustration and let it be known that sometimes open houses don't draw in a huge crowd so I wouldn't be that disappointed as far as the open house. My experience in Belleville for single and multi-family homes hasn't been an overwhelming amount of open houses guests either.

In this market pricing within comps and pricing it to sell or two very different things. When you say your realtor feels the price is comparable...I must ask in what percentage of the comparables and compared to active listings or solds? Obviously the most recent sold comps are the best comps to use since the sold price is based totally on the amount of what a buyer will pay for a condo in your complex. If none available for your complex than the most similar. Pricing at the high end of comps can also be a problem if your price is based on the top number. Were the other showings through agents? Did your agent follow up for feedback? Was it price, location, condition? Growing up in Belleville, I am quite familiar with the complexes throughout the town and some units sell quicker and faster than others. As with everything else, some locations are better than others. Is the monthly fee higher than other complexes and what does it include? Is it a one bedroom or more? Some complexes allow you to put up a sign and some do not. Is your condo getting enough exposure? Primarily from the internet -- does your house have internet exposure? Buyers are loooking and finding their homes online what comes up when you google your address? What comes up when you search for condos in Belleville? Hopefully its your condo...

Good luck and make sure your condo is priced to sell...pricing it within its comps doesn't get it sold these days.

If you and your agent are 100% certain that the problem isn't your price--which I suspect it is due to the amount of traffic you received--then you should SERIOUSLY consider offering to sell your property with seller financing and 3-2-1 interest rate buy-down (see Barbara Q's profile for more info on this). Doing this will help increase the size of the pool of your potential buyers.

Besides the open houses, what other things has your agent done to market your property? Have you and your agent sat down together to revisit--and perhaps revise--his/her marketing strategy? (See David Chamberlain's post for more ideas to market your property, and make sure that your agent has incorporated most of this in his/her marketing strategy.)

Agents always tend to think that their listings are the ones that are priced correctly especially if they were the ones to suggest the list price to begin with.I've fallen into the trap myself a few times.We get stuck in the same mind set that most sellers have in beliveing it is worth more that it is.
There is only one reason for something not to have a contract.That reason is and always will be the price.
The old saying that there are 3 determining factors of a real estate sale, Price,Condition and Location really boils down to one thing.It can be the worst location but if priced right it will sell,if it is in the worst condition imaginable if its priced right will sell also.That leaves us with one thing only and that is the Price!
What is your mls number? maybe I have a client for it or another suggestion after seeing it.

Do not be frustrated,it is tough nowadays,it is buyers market,but just keep on marketing your house aggresively,price it right remember the buyer will decide the sale price. also stage your house to be appealing as a home to all prosepetive buyers.

FIRST ANSWER

Unfortunately, your experience is not uncommon in this market. What I tell my sellers: 1. get house into great showing condition, get stager if necessary and 2. price it to sell, you have to be priced better than your competion

We are seeing more buyers out there making offers in recent weeks so hopefully, the market is starting to turn around. Be patient and listen to your agent.
