Hi Melissa,
I am a Durham Realtor and I would be happy to provide you any information you need to help determine when we should start to market your home. Please contact me and I will help in any way I can.
Thanks, Michael
Dear Melissa,
Homes are averaging a little over 100 days on the market right now in Durham. When to put your home on the market depends on several variables. I recommend getting your home ready and on the market no later than February to take advantage of the early market. In the meanwhile, I would begin neutralizing all decor, paint rooms beige or taupe, remove clutter, start cleaning out closets, (donating and selling what you will not move), etc. For a more comprehensive list of ideas for preparing your home to sell, check out the sellers section of my website. Good luck!
Melissa - You need to determine how long it is taking houses to sell in your neighborhood. The best way to do this is ask a local Realtor to do a CMA on your house, and to show you how long ALL the houses in the neighborhood have taken to sell. Make sure they check the withdrawn and expired listings too. Depending on how long it is taking, I would say you'd want the house on the market no later then Feb. 2009 to expose it to the spring buying season. It would be a good time now to talk to a Realtor about preparing the house for sale. That will give you 6 months to get the house in tip top shape to sell, which is needed in our current market. Let me know if you have further questions.
Thanks
Daniel
