I agree with Holly. On this side of the MT we are looking at the same trends... if you are going to sell in the next 2-5 yrs now is as good a time as later. If you are trying to "time the market" look at it this way:

The price of the home that you can get now (Low) at 4% increase a year (someday that might be the average again) how many years do you have to be in the home to sell at your price. I have been doing this for clients and found they need to be in the home averages of 8yrs to recoup the value they believe they have lost. Now you take the payments you make on a loan or HOA and Property maintenance then add inflation and any reduction of price for the 8 yrs of functionality (age of home) .... I could go on and on.

So yep it is a great time to sell your home there are some buyer’s in the market.

We sold 3 properties last week..... sales in the overall verde valley have increased over 30% from Q1 to Q2...and Q2 is not over yet! - it appears as if we may finally be stabilizing- but it is still not the best market to be a seller, it is probably one of the worst!

We are currently advising sellers to either be prepared to price your home in a range where it can comfortably compete with REO's and make needed improvements/enhancements, or wait 2-5 years to sell. Please give a call if you would like to discuss your individual situation in greater detail.
