much response. We started out listed with a brokerage that overpriced it beyond belief, and went through two more companies with gradually declining prices and still no activity. We finally decided to list it FSBO and offer a 3.5% commission which brought in a few more showings.We are now very appropriately priced for the age and amenities this home has to offer, but unfortunately, just have very few comparable properties in this area with which to compete. Given that we probably overbuilt for the particular community we are in, are we doomed to take a bath on the price in order to get it sold?

Hope that the past few months has been helpful for the sale of your property. We do a thorough analysis of areas and have sold land in Montville. Pricing your home for sale is normally difficult. Your situation is even more so in this buyers market.

Geauga county has also been effected by the housing decline. Through June, sales of residential properties are almost half of what they were through June, 2008.
Having the price that reflects the market is the first step to getting your property sold. Now you need a good marketing to get more buyers to see your land.

Now you are at the price you like. why not list it another brokerage. also so it matter what your agent dose with the listing . as a agent I do not just put a sign out in the yard and leave .I offer more in service then other agents to get a home sold .Sharon Clydesdale
Without seeing the property, it is difficult to answer the question accurately. However, in general, pricing is an art and a science. The buying public actually ultimately prices the property. A lack of activity reflects an inaccurate price, but because it is an art and a science, it is absolutely imperative that you give a price 6-8 weeks and if you get acitivty, it is priced right and there is another reason why it is not selling. If there is no activirty then the market is telling you to adust the price.
If there are no comparable properties on your street or nearby, then you have to expand the radius for like properties; bedrooms, baths, amenities etc. The competition on the market right now is also something that you must look at...if prices are higher than yours or lower for the same amenity it will affect your value.
The market is much more activity in the last 3 months that in the previous months because of the first-time buyer credit, so that you should enoy an up-tick in activity, if you are not, then again, you may have to adjust the price.
Again, if you have several showings and the home is not sold, that is usually due to condition, if you are not having showings, then it is usually due to price.
