The best time to put the home on the market is when you are motivated enough to actually sell it.

Make sure the home is professionally staged before the photos are taken for the listing. I can help you with online staging advice or you can contact a local stager but it's important to have the home ready before it goes on the market.

The house was built in 2007. It is about 1800 sq ft. The kitchen is 13 x15 with granite counter tops and custom bulit cabinets. Hardwood flooring throughout except for the 2nd & 3rd BR whcih is carpet. Master bedroom (15 x17) is HW with an 8 x6 master closet. Master bath has a 3 x6 soaker tub, seperate shower and tile floor. Floor to vaulted ceiling stacked stone gas fireplace in 18 x 20 living room. Dining room is 12 x14 and has patio door that leads off to a 10 x18 vinyl screened in porch. From the screened in porch you can access a 12 x 18 deck. Partial fenced yard. Exterior of home has upgraded vinyl siding, vinyl bead board ( on covered front porch and screened in porch). Stacked stone on exterior. Craftsman style. Block foundation is covered in stone. House has a 2 car garage attached garage plus a detached 14 x 20 utility building. Very private road. Only house on it. Mountain views with a 1 acre pond ( does have small dock on it) . When we list we will include a home warranty. Thanks!
In the last 6 months 5 stick built homes north of Hwy 11 have sold that were 3 bedroom 2 bath on my MLS. The average DOM was 135 and average price was $135880. But without ever seeing your home or knowing the SF, condition, type, brick or vinyl, slab or crawlspace or basement, etc- it would be really hard to say what price might be a good price for your home. I mentioned condition since that is one important factor you control. Make sure your home is in tip top shape BEFORE you put it on the market.
As far as calendar year for a peak time, we are are in it now according to some. But homes sell every month of the year, you must choose which time is best for you, when you can have the home in tip top shape, etc.
Without seeing your home and knowing much more about it, it is hard to say much about it.
