We have a home Wilshire Terrace we have a 4br 1 bath home. We have made a lot of added amenities to this property. We are looking to relocate to SC.

We were planning on living here and retiring but due to health issues and the heat and sun I had to give up being a Mechanic after 30 years and am in school graduating in December to be a Surgical Technologist and my wife is a Registered Nurse of 26 years and we are looking to relocate to Charleston, SC after the first of the year. We have turned the back yard into a haven, patio, swimming pool and workshop as well as a Pergola and a covered beautiful deck. Added a 6 foot privacy fence and filled the back yard with Texas blend gravel so no grass and very low maintenance. Not quite ready to list. We plan on leaving all appliances with washer and dryer and kitchen appliances as well. Very beautifully decorated home. What should we do to get the value of the house at the figure we need to be at. I understand that it only has 1 bath but as a couple we have had no issues with only having one. I appreciate all input and think you would be amazed to see this house inside and out.

Hi Hartline, It sounds like you have a lovely home, and that you have already done a great deal to improve the property value. A pool helps more in San Antonio than in other markets because we can use them at least 8 months of the year - this year maybe more :-). The one bath will not help.

Unfortunately it really makes no difference what you figure you need, want or think the property is worth. You are competing with foreclosures and short sales for best price and other people who must relocate for best condition.

You should price your home taking the current market and your property's condition into consideration. A Realtor can give you information on recently sold comparable properties (CMA) to help you understand the market conditions in your immediate area. You could also call a appraiser to get an estimate of value. The Realtor will probably do their work for free, and an appraisal will run a few hundred dollars. In Texas, the refrigerator does not have to convey with the property, nor does the washer and dryer - you may get more by selling those out of contract.

4 bedrooms need at least two baths or the size of the amount of potential buyers goes way down, pool fine, though not a strong selling point, doing up the yard nice, but buyers will whisper behind your back going they did everything but add a bathroom or Two!

Well, there are no one bedrooms on the market in Wilshire and there are also no homes with pool that are on the market or closed recently. I am thinking that if it is a nice pool(not an above ground type) it may off set the home only having one bathroom. It sounds like you have done a very nice job with the house. Michael 210-601-8034
