Jesseeb, I'm not from your area so I'm not in a position to advise you regarding your area specifically.

I really just wanted to say that your description of your house and development makes ME want to move there!

To answer your question generally, in most places in this country, I would not want to be a seller. It is true that houses priced aggressively, especially in the lower end of the market, tend to sell fairly quickly and may even receive multiple offers. Unfortunately, often behind that is real pain and hardship because market wise the rug was pulled out from under them and for whatever reason, they have to sell.
I don't know your market or your circumstances at all but generally speaking, if I could wait I would wait.

Besides, your house and neighborhood sound so attractive, why leave if there is no rush?
