We have a buyer for our summer cabin who qualified but the cabin doesn't.

We were told the bathroom that is in a separate building needs to be inside the cabin but that is all we can find out. The loan company has not returned our calls nor answered our email. Our real estate person doesn't seem to know what to do, we want to sell to this person but we don't want to carry the papers. How do we find out what we need to do? An independent appraiser?

Yes I would secure an independent appraiser have the bathroom connected to the home OR cash buyer till these issues are resolved you can't sale property to a family who requires a loan.

FIRST ANSWER

Most lenders will want to do their own appraisal with an appraiser of their choice. This is a delema between the buyer and their lender with little that you can do to change the situation. If the buyer really want the property they will explore other avenues to get the end results they are seeking.
