completely in line with our asking price. We have had our Realtor for 4 months now. Her contract expires in 2 1/2 weeks but my husband is getting itchy to get this sold. First off, while she does communicate with us, it's with the potential buyers that she seems to not communicate with well. We asked her to have an open house during the 4th of July holiday and she said she doesn't want to. What on earth!! That is the busiest time of the year for our small town and the house is on a main hwy. All who enter the home praise the quality of it. Several have said that they want to come back with their spouses, but there never seems to be anyone coming back. When I ask about this, she says she doesn't want to be too pushy. Isn't it the job of the Realtor to be somewhat pushy? Other Realtors won't show it from other companies because they don't feel they make enough. We want to fire her and sell it ourself. What are the chances she could or would come back on us if well it?

Answering your question about if your Realtor could come back on you, take a look at your listing contract. There is a standard clause in there that states that if anyone who has seen the house during the contract period comes back within X number of days after the contract ends, the Realtor would still get paid. (I am paraphrasing, of course!). Selling a home is nerve wracking. I haven't really found a way around that. My best advice I can give you is to focus on your goals and do what you think is best and do what you think will give you the most peace of mind. That's what's most important, isn't it?

(I am not taking one side or the other, but I will say that there were VERY few open houses on Fourth of July weekend. It's just not a weekend where people were out looking at homes. Most Holiday weekends are not. )

As a current home buyer in Bedford, I understand your position. There are many homes for sale, so my husband and I have our pick of potential places to live. I would suggest using Williams Carpenter Realtors, if you haven't already. I think that they really have a solid hold on the majority of the properties in the Bedford market and do a good job of promoting their listings. Remember, the market is competitive. Maybe your realtor is doing a good job, but ultimately it's the buyer who is making the decision. My advice to you is that if you get an offer, take it. It's better to move your house than to fight over a few thousand dollars. It's just a reality -- houses aren't going to sell with an appreciation like they did in 2006. Currently my husband and I placed a bid on a house and if the seller doesn't accept it, we are walking away. There are plenty of other home owners that would be pleased to sell their house to us. We already have a backup in mind.
