As David mentioned below, the value of the property would be dependent on a few factors, zoning, ability to be split. Is your septic approval based on the acreage of the entire parcel? If so, splitting it into smaller parcels could be a challenge, as septic regulations are becoming more restrictive.

Your best bet would be to have a Realtor provide you with a market analysis which could be done fairly quickly, since its vacant land. I would be happy to drive by the property and email you an analysis that could help you determine a realistic listing price. It depends on a lot of things and someone knowledgable would have to take a look and do the comps in the area. Can it be commercial or just residential? Can the lots be broken down for homes, like 1/2 or 1 acre lots? Could be valued anywhere from $3,500 to $70,000+ an acre depending on your answers. I would be happy to take a look for you! David

Hello, J Cook. It sounds like you need to have a Realtor do a market analysis for the property. It will give you information for what similar property in the area is selling. Location is a huge factor in pricing land and a local Realtor would be most helpful to you.
