As David mentioned below, the value of the property would be dependent on a few factors, zoning, ability to be split. Is your septic approval based on the acreage of the entire parcel? If so, splitting it into smaller parcels could be a challenge, as septic regulations are becoming more restrictive.
Your best bet would be to have a Realtor provide you with a market analysis which could be done fairly quickly, since its vacant land. I would be happy to drive by the property and email you an analysis that could help you determine a realistic listing price.
