We had a potential home buyer view our home for about a half hour. Is this a good sign?

You can take a long showing as a sign that the home must be meeting many of the buyer's points on their wish list for their next home. That isn't a bad sign, and it confirms that your marketing strategy must be doing something right. However, feedback from the buyer's agent to your listing agent will tell you about the buyer's circumstances (they could still have a home to sell first), or their objections to putting your home on their short list for second showings, while there is still time to make that short list. It is the sign of a professional agent to request feedback from all showings and the sign of a professional buyer's agent to give feedback from each and every showing. It may take multiple attempts to get feedback, as some agents believe that the lack of an offer is all the feedback you need. But, request multiple attempts be made and you may actually get feedback that helps you form a win:win with that buyer so that you get the offer.

It could be. If I were your listing agent I would call the buyer agent to ask for some feedback. If they spent that long there I would want to know what they thought & there's nothing wrong with the LA asking. It could light a fire.

Carolina- Duration of stay doesn't necessarily determine level of interest.
They may just be the "lingering" type.

If you have an agent...ask for feedback.

Typically, this would mean that the buyer was checking room sizes and trying to see if their things fit the floor plan or perhaps financing. Other things (probably not the type the first jokester mentioned) could have been going on, like discussing other houses, but this is less likely.

When buyers take their time, it is usually a good sign.
Some sellers impose limitations on a visit and some agents demand to know as soon as the buyer is gone, trying to rush them along. These are mistakes: when a sales associate at a department store tries to rush you, what do you do, or if a car salesman tells you that you have 3 minutes to make up your mind, what do you do?

So, even though it is a positive sign, it doesn't mean the house will be sold to them. These days financing is a lot harder than 2 years ago. Buyers have more choices and may find something better suited to their needs. But smile, if one buyer liked, others may, too.

Yes, it could be a good sign.....however, it's important to not read anything into this that isn't there. Agents often take the opportunity of time like this to make a point or form comparisons between homes....this requires time and may or may not have anything to do with your home.
