There are too many variables for you to get an accurate answer on line.

I recommend that you talk with three Realtors, ask them their opinion not only of value but what you can do to increase the value.
Whoever helps you needs to know
1. Your property
2. Your local Market
3. Your personal situation

The good news is that have a little time to allow for investigating. Ask friends, business associates, or friends. If you need a referral, contact through my Trulia profile and I can also provide a recommendation.

Good Luck

It depends on the conditon, style, age, land and so forth. We just listed a ranch on 7 acres in meriwether county for $174,900. It is in the 1800-1900 sqft range.
Would be glad to look at it for you.

Tori is correct off her statement for a local realtor comp your property. Prior to contacting a realtor prepare your home clean the closets, curb appeal, hose down the exterior, fresh paint if needed, clean carpet, and etc. the realtor will want to photograph the home and provide best value .
