Aqua Gemini…, Both Buyer and Seller in Kokomo, IN

We are selling our home and the buyers are having it inspected tomorrow, how long will it take for us to know if it passed inspection?

That' is correct - no "pass" or "fail". The timeline will be built into the language of your contract, generally in the standard offer form I use it allows 10 days from the under contract date for the buyer to complete the inspection and report back to the seller on requested repairs.

Check your contract, the answer should be there.

Hello Aqua,

There is no pass or fail. The inspector will advise and point out any thing he finds in the home and will let the buyers know if it is minor or major. Based on the findings whether major or minor the buyers will request repairs or not. It is your decision if you want to repair or not.

There is no real "passing". The inspection is a tool to make sure the buyer is aware of any defects, large or small. Some buyers will use this to further negotiate, others may accept it as is. If there are major issues then it could cause a problem. In MA, there is usually a dollar amount in writing that is an acceptable amount for fixes. Also a time frame for an answer from the buyer whether accepting the property.

The buyers will receive the home inspection report from the home inspector shortly after the inspection is complete or at the end of the inspection if they are in attendance. You as the seller could also attend the inspection. In DE we write in the contract a timeframe for the seller to receive the items from the buyers that need to be addressed from the inspection report - usually within 3 days. At that point the seller responses to the buyer with what corrective action will be taken (again within 3 days). Depending on the items and action required there maybe a negotiation on the items to be repaired.
