We are planning to move back to CA before the 2008-2009 school year starts. When should we put our house?

here in TX up for sale? In other words, how long does it take for a house to sell in our area? We live in League City in a beautiful brand new home ( a little over a year old) that is fully upgraded (3600sf).

In my opinion, now is the time to list your home. I have a Clear Lake listing that has been seen 8 times in two weeks that it has been on the market. I am telling my clients to prepare for everything because it could take 1 month-3months-6 or a year. You are in Clear Creek ISD which everyone wants to be in. A year old home with upgrades if priced right shouldn't have a problem selling. Just be patient in our market. California? LUCKY!!! It's a great state that I visit several times a year!

Spring and summer is most definitely the busiest market time. So I would suggest putting it on the market as soon as possible. Pricing the home right is one of the best methods to selling quickly. If you have any questions or need additional info, please call.

I have family in Houston and follow that real estate market closely from my home and office in San Diego County. It seems that market time in this area of Texas has increased since last summer, so I would advise putting your home on the market as soon as possible.

If your home sells sooner than expected, perhaps you can negotiate occupancy and closing dates with your buyers. Better to have that problem than to have an unsold house when the 2008-2009 school year starts in California.

FIRST ANSWER

The hottest time to sale is most likely going to be in the spring or summer time. Depending on the value of your home, it might take some 2-6 months on average to sell. Hope this help.
