Chelle, Home Seller in North Judson, IN

We are in major need to sell our home!!

It has been remodeled within the last 3 to 5 years inside and out, We basically have outgrown this 3 bedroom 1 bath ranch. Husband is currently laid off and would just like to sell and begin to look for homes in future. Got any suggestions need immediate help!

Chelle, How much reserves do you have with your husband being laid off? Take that into account when you calculate how much time you have on your hands to sell the house. Be honest and up front with the realtor you choose too. Let the realtor assist you in determining the best course of action. When we are faced with these situations, I can tell you time is not a friend. You will have to begin making some very hard decisions here. This may not be of too much comfort, but you are not alone. We are dealing with families every day in similar situations. Good luck to you and the family.

Is your home currently on the market with a REALTOR? If not that would be your first step. Allow your agent to make suggestions based on what you can do to increase curb appeal and the "WOW" factor in your home, every little thing helps and they know what the buyers are looking for. I can recommend an agent to you from our Demotte office that is familair with North Judson to come and take a look at your home.

You need to talk with a couple of REaltors in order to compare their proposals.

Ask friends, business associates, or relatives who they recommend. Have them look at your home, tell them what you need to do (how much time you have, how much you expect to net, then compare their ideas.

Chelle, is the home currently listed with a realtor? If so, can you pst the link? If not, you'll want to get a realtor who will MARKET the home for you and who has excellent comminucation skills. Interview at least 3. Make sure each brings a current comp list, too. You'll want to price the home a bit below the comps. The best realtor in the world will have a much easier time selling the home if it's properly staged so at the very least, have a professional home staging consultation prior to having the photos taken. Ok. Chelle. You have to look at your home through a Buyer's eyes now. There are 5 things which are going to affect the sale of your property: Price, Terms, Location, Condition, Marketing. There is only one more thing, Seller Motivation. That's covered. In the present market, you have to carefully consider how you initially present your property to the market. We would suggest examining your competition first. In doing so, you will gain an understanding of competing homes and how best to set yourself apart. Next, pre-package your property to sell. Pre-inspect, and if possible complete any repairs; Pre-survey; Pre-appraise. Now of these items, the appraisal is perishable. But, with the appraisal, you will at least have a bona fide written documentation to support pricing. In other words, prepare. Remember the rule of the seven P's: Proper Planning and Preparation Prevents P*** Poor Performance. I hope this helps you and be sure to choose a qualified Realtor. Bigger is not always better.
