Wanted: Seller's Realtor

I have a property in the Dallas Fort Worth area I need to sell. It is a single family home in good condition, and has been used as a rental income investment. I have decided not to renew the lease and instead want to sell. I need someone who can market the property effectively, price it to sell and close quickly.

Dear SB Buyer,

The "Dallas-Fort Worth area" is a very large Metro-plex. If you will give us an idea of which suburb your property is in, you would be able to find an Agent to give you the best service,

I have been selling property here for over 32 years, but I will be very candid with you, (and I suspect others have NOT): An agent who is working primarily in Dallas cannot give you the best service for a property located in Tarrant County. For myself, I will tell you that my expertise is in Tarrant County, and I would not profess to be an expert on values in Dallas County. If you select an agent who lives and works in the "other" county, they will not possibly be able to market your property as well as it should be. Just because everybody has a computer, and can load the data in MLS does not mean that they are the best agent to market a particular property.

Just saying: be careful who you select. If you want to sell it for the best possible price, then you need an expert in the actual neighborhood that the property is in. And they should be an agent who has had a license for at least 5 years, ie., pre-2008 recession.

I live in Far North Fort Worth, it looks like your property may be in the 76137 zip code which is also in far North Fort Worth. Properties in this area generally sell very quickly. Any realtor that you contact should go through the property and provide you with an evaluation of the market for and of the condition of the home. This information will help you to find qualified people to make repairs if you desire and price the home to sell correctly. Depending on the price point of the home it may make sense to directly target investors and not repair the property. If you decide to target owner occupants, I personally feel that staging a vacant property is a great way to inexpensively warm the space up and this leads to higher offers. One other note photography is key! Make certain the realtor that you choose has the home photographed correctly, bad photography can make a $300,000 home look like a $50,000 home. I bought two years ago and the small amount of appreciation barely covered the selling costs, so I re-leased it. Unfortunately, I am still experiencing problems but have to honor the new lease agreement. However, it is very likely I will sell this property in the not too distant future.

It appears that the home you would like to sell is located in the 76137 zip code. This is an area that is often referred to as either North Fort Worth or Park Glen. I am very familiar with the greater North Fort Worth/Park Glen area. Not only do I live in North Fort Worth, but I've sold many homes in this area last year, and a couple already in 2013.

Since your goal is to sell the home quickly, pricing it right will definitely be very important. Some of my colleagues have already indicated that homes in this area move quickly when they are priced correctly - very true. I have been working in the Fort Worth real estate market for more than 25 years. During that time, I worked in the appraisal industry for approximately 17 years. My years of determining and establishing property value have been very beneficial as a realtor, in helping to identify a correct list price for a home so that it does not languish on the market.
