Wanting to sell @ $155k and it actually selling for that price are two very different things. A buyer will buy and pay based on supply & demand, what they deem its worth and the market value of similar properties in the neighborhood. I recommend that you locate a good realtor who can provide a synopsis and/or analysis of the neighborhood and provide to you decent information. Please keep in mind that it may not be a good idea to go with the realtor that tells you what you want to hear, but the one that tells you what you need to hear. Remember the important thing is getting your home sold. The same realtor should be able to provide you with a net sheet that will itemize the seller expenses and return.
