Value of hardwood floors when selling

We are getting ready to list our home. It's a 3 BR 2 BA starter home in WW. We currently have old, dirty carpet in the bedrooms but beautiful hardwood floors in living/dining area. I pulled up the carpet in the corners of the bedrooms, and it looks like the same nice hardwood. Is it worth having the carpet removed and floors refinished? Or should we just have the carpet cleaned professionally and let buyers deal with it? Or a flooring allowance? We aren't really looking to spend a lot of $ up front, but maybe this would be a good investment? Thanks for any advice.

Thank you all for your advice. We pulled up the carpets, and while the wood itself was very nice, the floor was a mess, in that previous owners had obviously painted walls without using a drop-cloth. There were splatters and footprints through the paint, all over the floors. I saw an ad for mrsandless.com in a local flier and gave them a call. They refinish floors without sanding, as the name implies. They were a lot less expensive than full sanding. So, we decided to give them a try. They came at 9 a.m. on Tuesday and were done by 5:30 p.m. Although their website says you can sleep in the rooms the same night, the fumes were still a bit strong so we we waited a day. The floors look awesome, though! It's such a nice clean look, especially compared to the old carpet. I highly recommend Mr. Sandless! I saw some negative commens on them on-line, but it appears that it's a franchise business, and there weren't any bad comments for the local company. We are really pleased with the results.

Hardwood floors are on the buyers most wanted list for 2008 according to NAR. Get rid of the carpets and refinish the floors.

Sondi: Old and dirty will not become new and nice by mere cleaning, although that will help. Under the carpet, you may find the hardwood is in such good condition that it requires no real work. You may have only the tack board damage to repair and you will be good to go. If so, that's the option I recommend.

Worse case scenario is a complete floor refinishing but since you seem to have decent hardwood elsewhere, you are probably good in the less trafficked rooms that you describe.

You've been around for a while . . . kudos to you for your diligence. Most definately remove those carpets and shine those hardwoods. In today's market I'm finding that hardwoods (especially original v. what is available in today) are up high on buyers priority list.

Rip those carpets up and have the floors finished.. PRONTO.

A very good investment indeed. The house will show much better... especially after we have already noted that even you state that you currently have old, dirty carpets in the bedrooms. It will make a difference in the current market where people are walking around being very selective about their home purchases.
