low price for the house to be sold. According to what I have seen, the houses similar to ours are about 415.000 or 390.000. We have had a lot of showings but only one offert in only 34 days of being on the market. Is this getting worse? What are the advantages of buying your spouse out vrs selling the house?

Hi Elvira,
In the current market you have to offer the best house at the best price in order for it to sell. There are a lot of people who are looking , but few buyers. Even though other houses may be listed for more money are they selling? And if one does sell what is the actual selling price to the listing price ratio. Your Realtor should have provided all of the information on houses in your neighborhood that have sold, as well as those that are active to have reached your listing price. Congratulations on getting an offer in 34 days!

If you have an offer in today's market in 34 days, don't let that buyer get away. Most agents are overpricing the homes. They are chasing the market down. How much inventory do you have in your market? How many of those are distressed? No one knows when the bottom will hit. Each town, city, village across the country will rebound at a different time and pace. Like they say, "you don't know you've hit bottom until prices go up."
How much will it cost you if you don't sell today and don't get another buyer for the next 4-8 months? I'm talking about the difference in market price today vs. 8 months from now. You probably would have sold for more last year if the home was priced right. Don't look a gift horse in the mouth.

Prices are set according to several factors: condition, location, amenities. Most sellers are concerned when a house sells quickly. They believe that it was underpriced and the agent didn't want to work. Quite the contrary, if a house is priced right, it should sell quickly and for the highest value the house could get. The longer the house lingers on the market, the lower the sales price. If you're going to stay in a house or neighborhood for more than five years, it may be to your advantage to buy out your spouse. If the time is shorter, it may not be worth the closing costs, etc. Good luck.

Elvira - if your house was priced too low, you'd get bids above sales price in less than 30 days. If it took 34 days to get an offer, hold on to it. Don't let is go.

As for buying out spouse or selling, depends on you - can you afford it on your own? do you want it? How will you buy out (cash out refis are hard to come by these days)?

FIRST ANSWER

When a home is price low and has a desireable location, good condition and good school district it should sell in a reasonable length of time. Right now it may take alittle longer because of the slow economy. I would wait and try to sell now. This is the spring market and homes are selling.
